The "Short Sale" may be an option when a homeowner is upside down on their home. They end up selling their home for less than what is owed on the mortgage. The lender agrees to accept a lesser payment. The homeowner receives no money from the sale of the home and the lender does not report it as a foreclosure to the credit bureau.

Search through the entire MLS for inventory on foreclosure and short sale properties. Using the handly search form at the left, check of the option for "only Foreclosures" or "only Short Sales" along with the location that you are looking in.
